Imagine that! Ms. Duncan made the significant move of over 800 kilometers to Barcaldine in November. Now, thanks to the sale of her Townsville property, she proudly owns her new home outright. Even though she had no prior ties to this community of approximately 1,500 residents, she's found herself with an exciting array of renovation projects to fill her retirement days, and even better, a welcoming group of neighbours ready to lend a hand.
And she's certainly not alone in this discovery. Barcaldine is becoming a beacon for those seeking affordable housing.
Outback Investment: A Smart Move for Young Professionals
Take Jack Jones, a 25-year-old who relocated to Barcaldine last year for work after graduating from university in Brisbane. He quickly noticed a stark contrast in the housing market compared to the bustling city. "I started doing the maths a little bit and saw that the price of renting a house in town was going to be pretty close to what it would be to pay off a house of my own," he explained. This realization led him to purchase an older, three-bedroom Queenslander in 2025 for $220,000. He smartly took advantage of the federal government's 5% deposit scheme. "When I sat down and crunched the numbers… in my circumstance the repayments are cheaper than renting a house in town," he shared. "I saw it as a good opportunity to get into the housing market, and I really love living in Barcaldine. It's an easy way to do it out here because houses are so cheap compared to Brisbane."
Rare Affordability: A Stark Contrast to City Living
Let's look at the numbers: Barcaldine's median house price currently stands at a remarkable $162,500. This is an incredible six times lower than Brisbane's median house price of $989,000, according to Cotality's latest Market Trends report. Even the rental market shows a significant difference, with the median asking rent in Barcaldine over the past six months being nearly half of Brisbane's, at $320 per week compared to Brisbane's $650 per week.
Vanessa Rader, head researcher at Ray White, highlights that Barcaldine is one of the rare Australian markets where it can genuinely be "cheaper to buy than rent." But here's where it gets interesting: investors are increasingly taking note. Ms. Rader observes, "We are seeing a lot of people looking at that and thinking, 'Hey, this is a good market for me to invest in,' so we get investors coming into the market, but we also have first home buyers." She further explains, "When you look at the rental yields that are on offer in some of these locations [like Barcaldine] and the low [price] entry point for investors, we will see these markets continue to trade and some uplift in capital values [based on continued economic activity]." She also points out that home buyer schemes, which have driven price growth in major cities, are now enabling buyers in regional areas to access affordable homes with relative ease, especially with the 5% deposit scheme.
Buying into a Caring Community: More Than Just a House
Beyond the financial benefits, the strong sense of community in country towns was a significant draw for both Ms. Duncan and Mr. Jones. Ms. Duncan shared heartwarming anecdotes about her neighbours already stepping in to help. "I've met some of the old guys in the pubs, and one guy already came round and put some blades on my mower," she recounted. "There's just so much good in a small community. I'm looking forward to getting stuck into the gardens, they'll take a good 12 months to sort of make sense of where things are."
Mr. Jones expressed his gratitude for the head start Barcaldine has given him in escaping the city's relentless price pressures. "If I were still living back in Brisbane, I would not even be in a place where I'd be thinking about buying a house at the moment… the cost of living back in Brisbane is ridiculous," he stated. He enthusiastically recommends the region for young people: "For young people, moving to the central west is awesome, it's a great opportunity to see what else is out there… and get amongst the community. Coming from Brisbane, there's nothing like it back home, everyone looks out for each other, everyone is so inviting, and there's always so much to do."
